Steady growth: Megaworld delivers record P24-B bottom line

Property giant Megaworld Corp. posted a record net income of P24 billion in 2025, up 11 percent from a year earlier, driven by steady growth across its leasing, hotel and residential segments.

The Andrew Tan-led firm told the exchange on Thursday that the consolidated revenues had risen by 5 percent to nearly P86 billion from P81.7 billion previously. This was supported by the continued expansion of its recurring income portfolio and healthy residential performance.

Leasing remained a key pillar, with revenues climbing 11 percent to P22 billion, accounting for a larger share of total revenues.

Office leasing revenues under Megaworld Premier Offices alone grew 11 percent to P14.9 billion, driven by new assets, rental escalations, lease renewals and sustained demand from business process outsourcing firms and multinational companies operating at its integrated townships.

Megaworld recorded more than 330,000 square meters (sq m) of office transactions during the year, including about 180,000 sq m of new leases from existing and new tenants. The remainder consisted of lease renewals, highlighting continued tenant retention despite evolving workplace trends.

The retail business also expanded, with Megaworld Lifestyle Malls posting a 9-percent increase in leasing revenues to P6.9 billion. This came as average daily foot traffic surged 18 percent to a record 297,000, surpassing prepandemic levels.

The company opened 64,000 sq m of new retail space in 2025, including 27,000 sq m in the fourth quarter.

Meanwhile, Megaworld Hotels & Resorts saw revenues rise 9 percent to P5.6 billion, benefiting from higher room rates and new hotel openings. New properties include Grand Westside Hotel, which is set to become the Movenpick Manila Bay Westside Hotel.

On the residential segment, real estate sales reached P51.8 billion, supported by stable demand for developments such as Uptown Bonifacio, McKinley West, Westside City, ArcoVia City, Northwin Global City and Iloilo Business Park.

Megaworld is likewise preparing to launch around P65 billion worth of residential projects in 2026 to sustain growth and strengthen its development pipeline.

The company expanded its footprint with the launch of its 37th township, the 97-hectare “The Sugartown” in Talisay City, Negros Occidental, reinforcing its expansion in provincial markets.

“With our leasing businesses continuing to gain momentum and a strong pipeline of residential launches ahead, we are entering 2026 with confidence as we see meaningful opportunities to scale further, expand in key growth markets and build on the solid foundation we have established, especially on our pioneering township concept,” Megaworld president and CEO Lourdes Gutierrez-Alfonso said.
