Megaworld tightens grip on Iloilo

Megaworld Corp. is reinforcing its dominance in the Iloilo office market, expanding its offerings to capture growing demand from entrepreneurs and small businesses.

The Andrew Tan-led property giant said on Tuesday it now holds a 48-percent share of Iloilo’s office sector, based on data from Colliers International, cementing its leadership in fast-growing Western Visayas.

This strength is anchored on its 72-hectare Iloilo Business Park township, which hosts 13 office developments with over 205,000 square meters (sq m) of gross leasable area.

These developments have generated around 20,000 direct jobs from business process outsourcing (BPO) and traditional firms, alongside an estimated 80,000 indirect jobs across related industries.

“We have been catering to top local and multinational BPO tenants through our offices for lease for years, but we also recognize the strong demand from smaller businesses and investors who want their own office space and enjoy exclusive amenities within an integrated township where everything they need is within reach,” said Francis Roxas, head of Megaworld global offices.

Megaworld said its Iloilo performance reflected its nationwide momentum, noting that real estate investment firm CBRE recently named it the top performer in office leasing in the first quarter, including regional markets.

Riding on high occupancy rates of nearly 85 percent—above the industry average of 80 percent—the company is introducing its “office-for-sale” concept through the 19-story International Corporate Plaza (ICP).

The project offers more than 300 office units aimed at professionals, entrepreneurs and Manila-based firms seeking to expand in Western Visayas.

Megaworld said ICP had already drawn strong investor interest, with about 65 percent of the building sold and property values rising by around 43 percent to P231,000 per sq m.

Located within the township’s commercial district, the development is positioned near hotels, retail centers and cultural landmarks, providing a fully integrated business environment.
