SM Prime revamps Susana Heights estate
SM Prime Holdings Inc. is revamping Susana Heights Village in Muntinlupa City as demand for premium, low-density residential communities remains resilient despite broader economic headwinds.
In a disclosure on Wednesday, the Sy family-led firm said its premium residential brand, Signature Series by SM Residences, had started the transformation of the established suburban estate. This is intended to improve shared spaces and boost long-term property values.
The first phase of the redevelopment will include the renovation of the main clubhouse and the addition of covered tennis courts, an indoor air-conditioned basketball court, a fitness gym, a social hall and a chapel.
The enhancements will be rolled out in phases starting in the third quarter of 2026.
SM Prime said the relaunch of inventory lots in November 2025 attracted strong interest from buyers seeking larger lot-only properties.
Susana Heights Village offers lot cuts ranging from 500 square meters (sq m) to 900 sq m, allowing buyers to build custom homes within an established community.
“We continue to see strong interest in premium, low-density developments despite broader macroeconomic headwinds,” said Jose Juan Jugo, executive vice president and head of Signature Series.
Beyond residential upgrades, the estate transformation will also include an 8,000-sq-m neighborhood retail hub envisioned as the community’s lifestyle center.
The planned retail strip will house a supermarket, banks, a clinic, salons, dining options, a cafe and a multipurpose park. Construction is targeted to begin in the first quarter of 2027.
Jugo said the planned upgrades, together with the estate’s strategic location, would make Susana Heights a more “complete and compelling” residential community for buyers.
Located near the South Luzon Expressway and the Muntinlupa-Cavite Expressway, Susana Heights provides access to key business districts in and south of Metro Manila.
SM Prime also said improvements to the estate’s main access point were underway to ease traffic flow and improve accessibility.
